Watercrest Fredericksburg — also known as Fredericksburg Senior Living — is a 142-unit luxury assisted living and memory care community at 4525 Spotsylvania Parkway, Fredericksburg, VA 22408, in an established regional medical hub off I-95. Opened in 2026, the 153,000-square-foot community includes 106 assisted living and 36 memory care residences.
Centric Development developed and built the community as its own general contractor. JLL Capital Markets arranged joint-venture equity for the project — an institutional underwriting of Centric's construction execution, cost discipline, and return profile.
